My Commitment to Buyers

Buying a home or investment property is one of the biggest financial decisions you will make, and so it is crucial that you choose an agent who understands this and works diligently throughout the process to meet your goals.  Ultimately, I help my clients purchase the best possible property for them at the lowest possible price.

My initial focus in the buying process has to do with education.  I want each of my clients to become an expert in San Francisco real estate so that each purchase can be made with the utmost confidence.

In this unique marketplace, it’s more effective to become crystal clear about the process of home buying and the forms you’ll be signing early on so that we can move forward quickly once you find the perfect home or investment opportunity.

  • We’ll have several initial meetings where I’ll focus on the current San Francisco marketplace, the entire step-by-step process of home-buying in San Francisco, and we’ll also review and discuss all of the documents that are needed in making a purchase here. 
  • I’ll introduce you to one or more phenomenal mortgage brokers and/or lenders so that you can determine exactly what you can afford.  This is a crucial step of the process that should be done early on.  Due to San Francisco’s tight housing market, a buyer must be pre-approved before a seller will consider your offer on a property. In addition, it’s imperative to know exactly what your maximum price point is before we start looking at available listings. 
  • The mortgage broker and/or financial representative of a bank will be analyzing your income, assets, and debt in order to determine the amount that a bank will be willing to lend you with various potential down payments.  The mortgage broker will also estimate your monthly payments including property taxes and potential Home Owner’s Association dues at various price points and with different loan options so that you can determine exactly how large a mortgage you can handle. 
  • I’ll teach you about the pros and cons of owning a Tenancy-In-Common versus a condo or a Single Family Residence. If you’re interested in buying a multi-unit building, we will discuss the benefits and challenges of a 2-unit building, 3 and 4-unit buildings, and 5+unit buildings in San Francisco based on your needs and investment goals.
  • I’ll work with you to help clarify your primary preferences.  It’s very rare to find a property in San Francisco with absolutely everything a buyer could desire.  However everyone has unique requirements that are absolutely mandatory, such as having garage parking/ having a certain number of bedrooms and bathrooms/ having a yard or a deck out back/ finding a modern property/ finding a home with period details/ being in certain locations within San Francisco/etc, etc.  Again, my goal is to find you the best possible property within your price-point.  So it’s crucial for me to understand your goals and dreams.
  • Once we have a clear idea about your preferences and your price-point, we’ll begin looking at available properties.  I’ll also consistently give you detailed information about the marketplace as it is always fluctuating.  Plus I’ll provide you with detailed information about recent and/or current sales so that you get a very strong sense about current property value.
  • When you have found your dream home, I will immediately retrieve a disclosure package for you which will include all the known information about your desired property. I will then review all the documents in the property’s disclosure package with you.  If you are still interested in moving forward, I will then help you determine the property’s value and how to best structure your offer.  Ultimately I will draft the purchase agreement for you, and then I will present the offer to the seller(s) and/or the seller’s agent highlighting your strengths as a buyer.  I will negotiate on your behalf to get you the best possible price and the conditions you require.
  • After all parties have agreed to the price and the terms of the contract, I will open escrow for you with your initial deposit check and then continue to manage the escrow period.
  • You will now be going through the due diligence period of the transaction.  This is the period for any and all property inspections.  The buyer must be present for each of the inspections, and the purpose of the inspections is to ensure that the property’s condition matches the disclosure package. 
  • I will arrange for the property inspections, I will be present for each inspection, and then I’ll also review the inspection reports with you.  Should there be a discrepancy between the property’s actual condition and the property’s disclosure package, I will again negotiate on your behalf.
  • I will follow up on the appraisal and loan process until the lender has underwritten the loan(s).
  • I will accompany you to the title company when it is time to sign your title and loan documents.
  • Once your title has been recorded with the city, I will help you celebrate your new home purchase with a special closing gift!

And, of course, I will continue to assist you with any home-related needs including resources for home repair and maintenance.  I will also be happy to provide you with marketplace information and current property value at any point in time down the road.
